August has arrived, which means school supplies are everywhere, summer vacations are winding down, and Northwest Houston families are getting back into routine whether they’re ready or not.
The housing market is finding a routine too.
Buyers have more choices. Sellers have more competition. And the homes that stand out are the ones with the right combination of price, preparation, and positioning.
This month, we’re looking at why Cypress remains one of the healthiest markets in the region, what the Houston Texans’ move to Bridgeland could mean for nearby buyers, and why Kresston has become one of Magnolia’s most talked-about communities.
We’re also digging into a Texas debate involving billions of dollars, artificial intelligence, and data centers—because apparently even server rooms have entered the property-tax conversation.
Let’s huddle up.

Market Check-In
- Tomball is becoming a market of opportunities. Buyers finally have options, but sellers who prepare their homes well are still finding success.
- Magnolia is finding its balance. Buyers have gained negotiating power, but demand remains steady for homes that are priced competitively.
- Montgomery continues to offer the most choices in the region. It's no longer enough to simply list a home—standing out has become essential.
- Cypress remains one of the healthiest markets in Northwest Houston. More inventory hasn't slowed Cypress—it has simply created a healthier, more balanced market.
- The Woodlands continues to stand apart. Buyers have more choices, but exceptional homes are still commanding premium prices.
Compared to the past few years, buyers have more time to make decisions, sellers are facing more competition, and pricing strategy has become more important than ever. For everyone involved, that's creating a market built less on urgency and more on informed decisions.

Texas May Pull the Plug on Data Center Tax Breaks
Texas created a sales-tax exemption for qualifying data centers in 2013 to attract major tech investment. The program stayed small at first—but AI and cloud computing changed that fast.
Only 10 data centers qualified between 2014 and 2020. From 2021–2025, another 69 were approved. In 2026 alone, 59 more had already qualified by late July.
The cost is now drawing bipartisan scrutiny. Texas spends more than $1 billion a year on the exemption, with an estimated $3.2 billion in lost revenue over two years—and that figure may climb higher.
Lawmakers are weighing tighter rules or a full repeal as concerns grow over water use, electric-grid demand, infrastructure costs, and transparency.
Why homeowners should care: Data centers can bring jobs and development, but they also put pressure on roads, utilities, water supplies, and taxpayers.
Bottom line: Texas still wants tech growth. Lawmakers are just asking whether taxpayers should keep footing so much of the bill.

The Texans Are Heading to Bridgeland
The Houston Texans are officially moving their headquarters from NRG Park to Toro District, an 83-acre mixed-use development in Bridgeland that's expected to become the new heart of Cypress.
The project includes a 175,000+ sq. ft. training and office complex, three practice fields, event space, plus restaurants, retail, offices, healthcare, and entertainment. Altogether, it's projected to generate $34 billion in economic impact and create more than 17,000 jobs over the coming years.
Will it boost home values? No one can promise that—but major employer relocations often increase long-term buyer demand.
The play: Buying early may mean better builder incentives and lot selection. Waiting could mean a more finished community—but likely with more competition.

Why Kresston Keeps Showing Up on Buyers' Radar
Kresston has quickly become one of Magnolia's most talked-about master-planned communities—and it's easy to see why.
With nine builders, new Magnolia ISD schools, Highway 249 access, pickleball courts, parks, splash pads, and more amenities on the way, it offers something for first-time buyers, growing families, and move-up buyers alike.
The biggest advantage? Choice. Buyers can compare builders, floor plans, lot sizes, and price points without leaving the community.
The trade-off: Like any growing development, some amenities are still being built. If you're looking for mature landscaping and an established neighborhood, Kresston may not be the perfect fit—yet.
